What's the best way to remove a leasing agent from a property?
There are actually a few ways to remove an agent. Here, we'll run down what you may need to do, as well as the behavior you'd expect to see from Lisa.
How to Remove an Agent who does not have a replacement
If you are removing an agent from a property, and there is no one replacing them, send a message to Lisa to let her know.
Hi Lisa,
Please remove Ann from Jellyfish Acres. She is no longer an employee with the company.
What Lisa Will Do
When Lisa removes an agent this way, she will...
1. Check to see if any other agents working there have availability. If they do, she will offer the showings assigned to the fired agent to these agents.
2. If there are appointments booked that no one at the property could take, Lisa will reach out to any prospects to reschedule their appointments.
3. Lisa will stop sending the removed agent reports and showings
How to Remove an Agent who does have a replacement
If you're replacing one employee with another, just let Lisa know, and she will handle most of the work.
Hi Lisa,
Please remove Ann from Jellyfish Acres, and give Kayla her appointments.
What Lisa Will Do
When Lisa is asked to swap agents this way, she will...
1. Lisa will compare Kayla and Ann's calendars. If all of Ann's appointments are scheduled during times Kayla is free, Lisa will send Kayla all of Ann's appointments.
2. For any appointments where Kayla is busy, Lisa will attempt to reschedule the appointments with a prospect.
3. Lisa will stop sending the removed agent reports and showings, and the new agent will begin receiving those reports.
What about other situations?
It's entirely possible that a situation arises that doesn't exactly fit either of the above cases. If you have a slightly unusual circumstance, it is best to be as clear as possible with Lisa. Here are a few examples of requests that Lisa could handle.
1. Lisa, please remove Ann from Jellyfish Acres and reschedule all of her tours there. She will only be working at Manta Cove from now on.
2. Lisa, remove Ann from Jellyfish Acres. No agents are assigned to the property now, but we will have a replacement soon.
